Listing sites like Centris or Realtor only show actively listed properties, about 2-3% of the housing stock. Doormath analyzes 100% of residential properties registered in the assessment roll, even those not for sale. Traditional comparables are based on 3-5 recent sales in the same area, manually selected. Doormath's AI analyzes thousands of transactions simultaneously, automatically weighs the most relevant factors for each property, and adjusts the estimate based on the building's real quality. In covered regions, our estimates have a median accuracy of ±5% compared to actual sale prices. This accuracy varies based on local data availability and each property's unique characteristics. For atypical properties or less active markets, we display a wider confidence interval.
